All this means that in order to liquidate a property in Cairo, or other similar areas in Egypt, it's often necessary to compromise on the property's appreciated value (selling it for less) to get the attention of potential buyers who are already considering those amazing developer offers, which of course is disappointing for any investors who are trying to sell their properties, as such an investment climate usually lowers their overall ROI performance.
Coming back to El Gouna, Somabay & Makadi Heights - the competition that Cairo has, and other similar areas, simply doesn't exist in these locations. There are only a few property developers in these locations, with fairly consistent payment terms throughout, which provide a situation where property appreciation is generally retained upon liquidation of any given investment property.
